Inside Look: 3 Center City homes under $1 million (that don’t suck)

The average listing price for a home in Rittenhouse is just shy of $1.4 million as of this week. And that’s expected go up, as are areas surrounding the coveted neighborhood, too.

But all that glitters isn’t gold. In a city where the average home price is really in the $200 grand range, you don’t need to drop seven or eight figures to be a homeowner of a place you’re proud of, or one that gives you accessibility to what you want. To prove it, we scoped out five homes in Center City, from Fitler Square to Old City and everything in between to prove that you can spend less than seven for a house that doesn’t suck.

2407 Delancey St.
Price: $950,000

This mid-century stunner is definitely on the higher end of our price requirement, but with waterfront views from the rooftop, garage parking and tons of space with natural light, we hope you’ll understand why this Fitler Square stunner made the top of our list.

Features: Two bedrooms, two full ensuite bathrooms; mid-century modern built-ins, a wood-burning fireplace, granite countertops and high end appliances in the kitchen, and a private garage with a separate entrance to the house.

Our favorite: The natural light. Smartly placed skyline windows and lofted ceilings drench each room in sunlight from all directions, making it feel bright, airy and oh-so-relaxing.

2119 Fitzwater St.
Price: $725,000

One-of-a-kind is an understatement here. This uber-modern spot looks rather unassuming from the sidewalk, but once inside, a newly renovated open concept house welcomes you. Graduate Hospital has never looked better…or at least, it won’t from your covered, walk-out deck overlooking the garden.

Features: Three bedrooms, two full bathrooms, a lush backyard and garden area, exposed brick in the living room, spa-like master bathroom with Italian-tiled shower and stone counters, and garage parking.

Our favorite: The kitchen. Dual stoves, quartz countertops, eat-in breakfast bar, and state-of-the-art stainless steel appliances. It’s the prime spot for hosting big family get-togethers or intimate parties.

Price: $479,900

Features: Three bedrooms, three full bathrooms, stunning views of the Delaware Rivermarina and bridges, roof-top deck off the third floor, hardwood floors, tons of built-in storage, custom closets and cabinetry, stainless steel appliances, granite countertops and a breakfast bar, and an included parking spot.

Our favorite: The view, obviously.
